Roof Replacements

When a pitched roof keeps leaking in different places or the covering and underlay are worn out, a replacement can be better value than continued repairs. We replace roofs in concrete and clay tiles and slate, including the layers beneath.

  • Concrete, clay and Marley Modern/interlocking tiles, and slate
  • New breathable membrane and battens
  • Ridge, hip and dry ridge systems
  • Lead flashing, valleys and eaves trays
  • Garage, porch and extension roofs

Finding the Cause

  • Signs a roof may be near the end of its working life include widespread cracked or porous tiles, brittle or torn felt and repeated leaks.
  • We check battens and visible timbers for rot so the quote reflects what the roof actually needs.

How the Work Is Done

  • The old covering, battens and felt are stripped and taken away.
  • Timbers are checked; damaged sections are discussed with you before any repair.
  • A new membrane and battens are fitted, followed by the new tiles or slates.
  • Ridges, hips, valleys, flashing and eaves details are completed to suit the chosen materials.

Repair or Replace?

If the problem is local, a repair is usually the right answer. We recommend replacement only when the condition of the covering or underlay makes repeated repairs poor value.

What Happens Next

  1. Tell us about the problem by phone, WhatsApp or our quote form, with photos if you have them.
  2. We look at the roof or guttering and explain what we found.
  3. You receive a written quote setting out the scope, materials, access and exclusions.
  4. Scaffolding and materials are arranged, then work is scheduled around the weather.

Cost & Time Factors

Roof size, pitch and height, the material chosen, scaffolding, the number of junctions such as chimneys and valleys, and any hidden timber damage.

Roofing Costs & Timescales

Pitched Roof Replacements

Full roof replacement work includes the covering and related roof layers. Tell us about the existing material and whether the work is on the main roof, garage, porch or extension.

  • Concrete and clay tiles and slate
  • Marley Modern and interlocking tiles
  • Ridge, hip and dry ridge work
  • Roof felt and membranes, battens and related roof timber
  • Eaves trays

Roof Junctions & Ventilation

Related work can be discussed alongside a replacement rather than split into separate enquiries. Flat roofing systems have their own service page.

  • Lead flashing and valleys
  • Tile, ridge and roof-void ventilation
  • Related chimney repairs, masonry and repointing
  • Garage, porch and extension roofing

Workmanship Cover & Materials

Workmanship cover is assessed for each job. We do not advertise one fixed guarantee period for all repairs or installations. Ask what cover, if any, applies to the proposed work; any agreed terms, duration and exclusions should be confirmed in writing. Manufacturer warranties are separate and depend on the selected product and its conditions.

Our £1,000,000 public liability insurance covers accidental damage or injury to others; it is not a warranty on the work.

Common Questions

Do I Need Scaffolding for a Re-Roof?

In most cases, yes. Scaffolding requirements and any charge for them are confirmed in your written quote; they are not always automatically included.

Can I Change from Concrete Tiles to Slate?

Sometimes. A heavier covering may need the roof structure checking first. We will discuss what suits your roof.

What Happens If Rotten Timber Is Found?

We stop and show you before doing extra work, and agree the cost with you.
